Construction Project Manager

I am a multi-skilled and qualified construction project management professional with solid industry experience in concrete construction, subcontractor management and programme supervision – making for a versatile and valuable team leader. I am a creative problem solver, taking the initiative to find practical solutions to resolve challenges that arise during construction.

I have more than eleven years of experience, with my most recent role being the Construction Project Manager at C.J. Irons Construction Property Developers. In this period I have delivered new construction projects in excess of 22,500m² and more than 14,000m² of new tenant installations. I have also been involved in the pre-construction of five luxury private residences and the township establishment and design development for a social housing project of more than 6,500 apartments. I want to secure a position where I can utilise my skills and experience while contributing to a challenging and rewarding technical environment.

I have developed strong asset management skills in my tenure with an owner/builder and have been the primary person responsible for the Walker Creek Office Park. In the ten years that the park has been occupied, there hasn't been a single tenant that has vacated - we've always been able secure lease extensions with the original tenants.

New Construction Projects

01 Walker Creek 4

A 1,800m² three-storey concrete office building on a triangular site with limited access. The fourth and final phase of the Walker Creek Office Park.

02 The Corner Office

A 2,300m² three-storey concrete office building, with a single level excavated basement. The construction phase was Project Managed on behalf of the Roberts Property Group.

03 USAID NOB2

An 8,400m² New Office Building and Compound for the United States Agency for International Development on behalf of the American Goverment. This building achieved a 5 Star Green Star SA - Office V1 As Built Rating.

04 Walker Creek 2 & 3

Two 5,000m² three-storey concrete office buildings, with a double-level excavated super-basement with more than 450 parking bays. These buildings achieved a 4 Star Green Star SA - Office V1 As Design Rating.

Asset Management

Tenant Installations

C.J. Irons CC is a design-build-operate contracting developer with an extensive portfolio of properties. As I was predominantly involved with the construction of the Walker Creek Office Park during my tenure, the company saw it fit for me to take charge of the tenant fit-outs following the completion of the base buildings. I am actively involved in the marketing of the premises, the acquisition of new tenants and subsequent lease negotiations. After successful negotiations I am responsible for drafting the lease agreement, developing the tenant layout plans and scope of works in consultation with the tenant and relaying this information to our design team. Once the formal design has been signed off, I drive the physical fit-out process, from cost estimating, through bidding and subcontractor appointments. I am actively involved in the day to day progress of the installation and ensure that all parties are on site when they are due. Once the fit-out is complete I am responsible for closing out, which involves snagging, inspections with both the client and local authority, and final handover to the tenant. I am also actively involved in the tenant relationship and react to any maintenance issues that arise during their tenancy.

Tenant Management

After the completion of Walker Creek Phase 4, the focus shifted towards filling all vacancies and development of new properties were put on hold. I've subsequently developed a formidable set of tenant-facing skills, ensuring that our clients get the absolute best service possible. I have developed online reporting tools and implemented procedures to ensure that vendor turnarounds are as expedient as possible. I am the primary contact between the tenants and our support teams, ensuring that any complaints or maintenances issues are resolved as soon as possible.

I was retained and promoted after the completion of my studies and moved into a managerial role in the organization. I was tasked with supplying the management resources to the sites, ensuring that projects were completed on time and within budget. My career later evolved and required me to take up a tenant-facing role - which included acquisition, lease negotiations, fit-out installations and post-handover management of our clients.

C.J. Irons Construction (Jan, 2012 - Dec, 2013)

I joined the firm in 2012 during the completion of my Honours degree, and was immediately required to take a hands-on approach to running the construction site. I was the right hand man to the Construction Foreman, ensuring that all daily concrete related work was executed to the engineering design. I was tasked with managing the labour force, as well as managing the on-site Health & Safety file and policies.
